Rent collection

We have a zero tolerance rent arrears policy that is made explicit to all tenants when they sign their tenancy agreements. It’s important to us that we keep you fully informed at all times about any late payments and procedures being followed, should your tenant fall into rent arrears.

Our property managers have a solid understanding of laws and legislations regarding rent payments, so you can have peace of mind that legal processes will always be taken care of.

 

Property inspections

Our property inspections are thorough and comprehensive. We complete a full property condition report, complete with photographs of the interior and exterior before your tenant moves in. Once this report is complete, it is signed by our manager and your new tenant before being sent to you.

We conduct frequent inspections of the property and provide you with written reports, as agreed beforehand. Should anything need to be repaired, we will inform you as soon as possible. At Renexus, we pride ourselves on our minute attention to detail, so you can always be at ease when it comes to the condition of your property.

 

Accounting

With Renexus behind you, there’s no need for you to stress about accounting matters. The accounting systems and procedures we have in place allow for seamless and hassle-free payments, so you’ll never have to worry about your net rental income flowing into your bank account on time.

Should you require copies of invoices for any repairs, we have them readily available to you, and all your property outgoings are paid on time on your behalf, as agreed prior.

 

Maintenance and repairs

In order to preserve your property’s value, build and maintain a positive relationship with your tenants, and meet important legislative requirements, we expect property owners to carry out any recommended repairs to their property. Renexus encourages your tenants to submit all maintenance requests in writing — this can make things easier for everyone down the line.

We only ever hire professional tradespeople who are appropriately licensed and insured to carry out repairs on your property. We set our standards very high in this area to minimise future issues. Urgent repair requests are dealt with immediately, and non-urgent repairs are taken care of in a timely manner.

 

Tenancy renewals

Tenancy agreements are reviewed prior to their expiry. We take this opportunity to advise you of your options given the current conditions of the rental market and whether or not the tenants wish to renew their lease. We never renew a tenancy without your written permission.

 

Rent review

Regular rent reviews are important in order to align with current legislation. It’s our job to ensure you are receiving the highest rent possible.
